The Building Controls Technician B is responsible for maintaining and optimizing building control systems to ensure effective heating, cooling, and humidification across campus. This role involves troubleshooting system issues, responding to alarms, performing seasonal system checkouts, and ensuring proper inventory of necessary parts and equipment. The technician will also respond to emergency situations, including after-hours and overtime assignments as needed.
Key Responsibilities
Central Building Automation System (CBAS) Monitoring
- Monitor, test, and troubleshoot CBAS to ensure optimal system performance.
- Respond to alarms and alerts as directed.
Servicing of Controls
- Maintain, calibrate, repair, and monitor all CBAS and local building control systems under Utilities Department responsibility.
- Perform seasonal checkouts of CBAS systems, verifying operational status, temperature, humidity, and general condition of control equipment.
- Record and track campus utility usage as required.
Equipment Repairs
- Maintain, calibrate, and repair hot water, steam, domestic hot water, chilled water and condensate pump control systems.
- Repair or rebuild component parts, including controllers, transmitters, sensors, valves, and thermostats.
Coordination & Collaboration
Work with outside contractors, maintenance technicians, and other building controls staff to complete repairs and projects.
Education & Training
- Certificate or training from an accredited college or technical school.
- Completion of a technical school or apprenticeship program in HVAC or building controls.
Experience
1–2 years of experience in HVAC controls, maintenance, and repair.
Technical Skills
- Knowledge of HVAC systems, pneumatic and electronic controls, and associated equipment.
- Ability to troubleshoot and repair pneumatic/electronic controls, electrical equipment, and mechanical systems.
- Computer literacy to interface with CBAS systems.
- Ability to read and interpret technical drawings and schematics.
Other Skills
- Strong interpersonal and communication skills, both written and verbal.
- Ability to work independently and in collaboration with others.

Hiring Pay Range: $26.17 and up to $30.35 after completing of training courses
Work Schedule & Expectations
- Overtime, on-call, and after-hours responses to system issues.
- Must be able to climb ladders, lift equipment, and work in a variety of building environments.
