Rowan-Cabarrus Community College is seeking a full-time Facility Services Supervisor who will coordinate assigned Facility Operations and Maintenance activities and supervise skilled, semi- skilled, grounds, and housekeeping staff engaged in the operations and maintenance of assigned facilities. Responsibilities include management of building automation systems, service requests work order systems, inspecting facilities/equipment and prioritizing and assigning tasks; implementing and managing preventative maintenance programs; selecting and monitoring the work of contractors; purchasing supplies and equipment; and monitoring related expenses. Incumbents supervise staff by assigning work, conducting performance evaluations, approving time off, providing recommendations for hiring, promotion and termination.
Required Education/Experience:
Associate’s degree in field related to facility operations and maintenance, and four (4) years of experience in facilities operations or maintenance; or, an equivalent combination of education and experience sufficient to successfully perform the essential duties of the job.

Knowledge of: Supervisory principles. Applicable system maintenance, repair and installation principles and methods; Equipment operating and maintenance techniques; Facility management systems for service requests and work orders; Facility management systems for preventative maintenance; Building management control systems for HVAC, lighting, security, and door access; Construction and maintenance principles; Record-keeping principles; Inventory principles; Safety procedures; Basic budgeting principles; Computers and related software applications.
Skill in: Monitoring and evaluating employees; Prioritizing and assigning work; Building, repairing, and maintaining facility structures; Identifying and repairing/replacing unsafe equipment; Coordinating contract work; Maintaining records and logs; Maintaining inventory; Monitoring a budget; Using a computer and related software applications; Communication, interpersonal skills as applied to interaction with subordinates, coworkers, supervisor, the general public, etc. sufficient to exchange or convey information and to receive work direction.
Positions in this class typically require: climbing, balancing, stooping, kneeling, crouching, reaching, standing, walking, driving, pushing, pulling, lifting, fingering, grasping, feeling, talking, hearing, seeing and repetitive motions. Light Work: Exerting up to 20 pounds of force occasionally, and/or up to 10 pounds of force frequently, and/or negligible amount of force constantly to move objects. If the use of arm and/or leg controls requires exertion of forces greater than that for Sedentary Work and the worker sits most of the time, the job is rated for Light Work. Incumbents may be subjected to moving mechanical parts, electrical currents, fumes, odors, dusts, gases, poor ventilation, chemicals, extreme temperatures, inadequate lighting, work space restrictions, intense noises and travel.

Duty and Responsibility:
1. Supervises facility staff to include: scheduling work hours, prioritizing and assigning work; conducting performance evaluations; ensuring staff are trained; ensuring that employees follow policies and procedures; maintaining a healthy and safe working environment; and making hiring, termination, and disciplinary recommendations.

Supervises the day-to-day operations in Facilities Services, which includes: planning, coordinating, administering, and evaluating projects, processes, procedures, systems, and standards; developing and coordinating work plans; inspecting in-progress and completed work to ensure conformance with established standards; participating in the development of goals and objectives; and, monitoring compliance with applicable Federal, State, and Local laws, regulations, codes, and/or standards.
